What are your rates?
Please click here, enter your dates, and click “Check Availability” to see our rates. We offer the same rate to everyone and do not discount for memberships such as AAA or AARP.
BOOK DIRECT and SAVE! When you book direct here with us, you avoid resort, service, cleaning and parking fees that come with all third party sites like Hotel Tonight, AirBnB, booking.com, expedia.com and VRBO.
When is check-in and check-OUt times?
Check-In begins at 4PM daily. Check-Out is at 11AM. We do offer a guaranteed Early Check-In at 1PM for a fee of $50. Due to our apartment style rooms that require longer cleaning times we are unable to accommodate late check-outs. Please be respectful of these times for the safety of our staff and guests. All check-in and outs are performed remotely as we do not have a a formal check-in desk.
HOW MANY PERSONS CAN BE ACCOMMODATED IN EACH STUDIO?
We have a maximum capacity of 2 adults aged 21+ in our Deluxe Queen Studios, 3 adults aged 21+ in our Deluxe King Studios and 1BR Bungalow House Apartments. If you are traveling with children 20 and under, please consider our family friendly locations: Great Island Inn or The Inn Downtown.
ARE YOU PET FRIENDLY?
Yes, we are dog friendly only (sorry, no cats). The dog fee is $50 per dog per night with no size restrictions. 1 dog max in our Deluxe Queen Studios and Bungalow Apartments. 2 dog max in our Deluxe King Studios. ESAs are NOT exempt from fee. If traveling with a dog, select “Traveling With A Dog” at check-out when you book direct with us here. Dogs are never permitted on furniture or in beds and are not to be left unattended in apartments. Guests who arrive with unannounced dogs or other pets will incur a $500 penalty fee.
DO YOU HAVE AIR CONDITIONING?
Each guest studio has a dedicated air conditioning and heating specific to that room. There is no shared air between apartments for the safety of our guests and staff.
DO YOU OFFER DAILY HOUSEKEEPING?
All of our apartments are considered “housekeeping units.” That term denotes that daily housekeeping is not provided. Your room is equipped with basic housekeeping supplies. If ever you need additional amenities — such as shampoo — during your stay, simply contact your personal concierge.
DO YOU OFFER PARKING?
We can accommodate one vehicle only with each reservation. Parking is FREE when you book directly through our website or by calling 603-436-2778.
Parking is $29/night for all reservations booked through third-party channels (such as booking.com, expedia.com, Hotel Tonight, VRBO and AirBnB).
ARE YOU LOCATED NEAR THE WATER?
We are directly across from the Atlantic Ocean.
HOW CLOSE IS THE NEAREST BEACH?
Right across the street is a small quiet, rocky beach that has sandy areas durning low tide. In addition we are just one mile north of Wallis Sands State Beach and five miles north of Jenness Beach.
do you have quiet hours?
For the enjoyment of all our guests, quiet hours (no loud TVs, amplified music, gatherings or unattended dogs) must be observed daily between 9PM and 7AM. Guests must respect this policy or they will be asked to leave.
What is your deposit policy
100% of stay is due at time of booking.
What is your cancellation policy?
VIA our website: Refund of deposit (less 10% service fee, or $50 whichever is greater) with 14+ days notice prior to arrival. Reservations cancelled less than 14 days of arrival are non-refundable.
All reservations through 3rd party booking sites such as Hotel Tonight, AirBnB, booking.com, expedia.com and VRBO: Entire stay is fully non-refundable. Absolutely no exceptions are made.
DO YOU HOST GROUPS/WEDDINGS/EVENTS?
Due to our quiet residential setting and our motto of “Seacoast + Chill” we are unable to host groups of more than three apartments total. Additionally, we are unable to host wedding / bridal / bachelor / bachelorette parties. We reserve the right to cancel reservations made of 4+ apartments.
Do you offer monthLy rentals?
Yes, we offer discounted monthly rentals November–April. Please email us for rates.

Yes, we own and operate Great Island Inn on New Castle Island (9 minutes away) and The Inn Downtown in Portsmouth (13 minutes away)
